DEVELOPMENT OF A CLIENT BRIEF

This is your guide for the entire project. It outlines the client's objectives, expectations, target audience, budget, timeline, and any specific requirements or constraints that must be considered during project development. If there’s a specific level of finish, supplier or technology required this is where we ensure its included and passed on to the contractor

SUBCONTRACTOR APPOINTMENT

This can be from architects to contractors. The process can include identifying suitable contractors, carrying out interviews and communications with the subcontractor and final letters of appointment. Making sure you have the right experienced team can be the difference between making or breaking your project.

PROGRAMME MANAGMENT

Ensuring you have a realistic achievable program which works for your needs is a key part of ensuring the successful delivery of a project. We can format, review and analyse any programs.

PROJECT CO-ORDINATION

Keeping clear lines of communication and records means should any dispute arise you are covered and have a clear record of communication and instruction. As co-ordinators we will be the centre of information handling, making sure nothing is missed and all parties are up to date and respond in acceptable timeframes so as to prevent any delays as far as possible. Any changes made or instructed by your needs to be documented for insurance and security against any claims. We’ll issue formal Project Managers Instructions (PMIs’) to make sure your changes and updates are captured without discrepancies. We will be the key link between Client and Contractor.

CONSTRUCTION MANAGEMENT

We understand that not everyone taking on a project has the extensive knowledge or experience professionals do, and it can sometimes be difficult to see how your vision becomes reality. This is where having a qualified, chartered professional on your side helps. We can make regular site visits, arrange, and attend progress meetings and assist with the more technical “how’s and why’s” of the project. We can manage anywhere from refurbishment to new builds. Whether it’s a kitchen refit, house extension or the construction of a small development. We can also accommodate the fitout of your business premises or commercial unit; we have the expertise to deliver.

VALUE ENGINEERING

Often a vital part overlooked on many projects when balancing the books. This is the method of making your money work for you. We can evaluate your designs, specifications and developed architects’ ideas via extensive design & specification review. This’ll assist in streamlining the project to suit your budget. We’ll highlight areas which can be engineered down to allow a similar or on par performance both visually and functionally which align with your budget and meets your vision.

PERFORMANCE MONITORING & COMPLIANCE

Your build needs to meet the criteria of not only the client brief, but also that of any investors, insurers, and warranty providers. Carrying out regular inspections to ensure your build is happening as it should be is fundamental to delivering the project you’re paying for. As part of our performance monitoring, we carry out site visits to check quality compliance of works in line with specified criteria and design elements. A full report of each inspection is issued to yourself and the contractor. Along with a live tracker capturing any areas to be closed out. We’ll monitor the progress of each item on return visits and ensure nothing is left unanswered before you accept a completed project.

CONTRACT MANAGEMENT

PRK Surveying and Project Management can undertake the writing of, issuing and management of standard JCT D&B contracts for your project. we will work alongside your appointed Solicitors to ensure the contract is suitable for your project.
