HOMEBUYER CONDITION REPORTS (HCR)

Level 1 & Level 2

When buying any kind of home either new build or older your first step should be to appoint a surveyor. As a minimum we recommend a Homebuyer Condition Report. This is essentially a simplified, entry level home & property survey. Providing an overview of the properties condition including any outbuildings and garages. This will aim to highlight any significant defects and, where possible, give an indication of repair and maintenance works which may be required.*

Your report will be created on a High – Med – Low level condition rating. Where the Surveyor is unable to determine the potential detrimental impact and/or extent of the defect, due to the survey’s limits. It will be advised that a further in depth survey is carried out – this will be down to the home buyer to instruct. Where we do not offer this higher level of service, we can refer you to RICS accredited surveyors.

*Please note this is not a mortgage valuation nor will it give you a guide as to the perceived value of your home. The report will not include any financial indication as to cost of remedials where identified.

RICS Level 1 Survey or RICS Condition Report

This is the most basic of the three surveys. It’s designed for home buyers or homeowners who are seeking a professional and objective report on the condition of a property. A RICS Level 1 Survey is best suited to conventionally built, modern properties – not older, complex or neglected properties. As part of this inspection, our surveyor will carry out a visual inspection of the property but will not carry out any tests on the fabric or services of the building (e.g. electrics, plumbing, heating).

RICS Level 2

This survey is the most common type of RICS home buyers report. The report provides detailed information on any major visible and non-visible defects that may affect the value or safety of the property, as well as any minor defects that may require attention in the future. The report includes advice on repairs and any maintenance that should be carried out, to ensure the property remains in good condition. The survey does NOT include estimations on repairs costs.
