Moving house is one of the biggest and most stressful times for anyone; Whether it’s buying a New Build, Shared Ownership, or entering into a new lease agreement, PRK Surveying and Project Management can help you.
By the end of the 2023 financial year there were estimated over 210,000 new homes built across the UK. This poses a massive level of production and turnover for developers. As a result of this, the finer details can often get overlooked and areas of defects and snags become apparent. Across the industry it’s becoming apparent quality is falling to make way for profit and volume.
Appointing PRK Surveying and Project Management to carry out a New build Snag or Snagging Survey will not only mean you get the full catalogue of our extensive professional experience, qualification and chartered experts. It also takes away the stress of any unwanted nasty surprises. Allowing you to make the most of this important time, You’ll also benefit from the comfort that your property has been inspected and snagged by an individually appointed inspector. We’ll focus on your property and yours only. We won’t be split between multiple homes on unreasonable time restrictions - as often site teams are.
The process of snagging includes working in accordance with your Warranty providers requirements and latest technical advice; as well as British Standard and Best practice items.
We inspect your New home and identify areas which need improving and do not comply. Whether this be poorly repaired damages and hidden defects or major functionality shortfalls, we’ll endeavour to inspect your home to the highest ability.
As part of our snagging service, we can provide the following:
THERMAL IMAGING
This helps us identify efficiency of the heating system and any areas of excess heat loss or cold spots. Cold spots are usually identified within walls, ceilings and floors and can be a result of many thins including air leaks, inadequate insulation, or issues with a heating system. These can cause moisture to gather in the area which can later lead to damp.*
Using latest equipment we can measure the percentage of moisture within a surface to check its within tolerances and not excessive. A lot of companies will offer a damp testing service, but few know how to interpret the readings, this is where we differ. We can translate readings into real world allowances based on each material and their tolerance. We take into consideration background humidity from the rooms functionality.
Identifying your build warranty provider and knowing what you should be getting is critical to ensuring the snagging process is correctly conducted. We work in line with the latest publications and guidelines to check the developer doesn’t skip pages.
PRK Surveying and Project Management will issue a full documented report tailored to your property, this will include full colour images and descriptions. Not only will we endeavour to ensure technical compliance and explanations, but we’ll also provide the report on such a way that anyone reading it can understand what’s going on in your home. Once the report is issued it becomes yours to manage and own to pursue remedials with the contractor.*
*We can offer a follow up service where we contact the contractors on your behalf and carry out a de-snag following confirmed completion from the contractor. Fees apply.
Providing we’re able to be supplied with either the construction floor plans or sales dimensional plans we will also carry out a check on room sizes and heights to ensure you’re getting what you’ve been sold. This will be checked for compliance against the latest RIBA 2024 guidance.
Whilst carrying out the inspections we can measure areas of your home for a number of things including blinds, furniture and other alterations or interior design aspects you may with to make.
